Remortgaging after a completed debt management plan

Finishing a debt management plan does not clear the individual account markers it left behind, which still follow their own six-year rule.

In short

  • A DMP has no formal end certificate, since it was never a legal insolvency or a public record.
  • Defaults and other markers linked to the plan stay for 6 years from their own dates, not the plan’s finish date.
  • A completed plan is usually viewed more favourably than an active one, especially with a clean record since.
  • Ask your provider for written confirmation the plan has ended, and check your credit reports.

Once a debt management plan (DMP) finishes, the plan itself simply stops. Because a DMP is not a legal insolvency and was never on a public register, there is no formal record of it ending in the way an IVA has a completion certificate. What matters for a remortgage is what has been left behind on the individual accounts: arrangement to pay markers, missed payments or defaults, each running on its own 6-year clock from its own date.

This page looks at what changes once your DMP has finished. If your plan is still active, see remortgaging with an active debt management plan. If you settled the plan by remortgaging, see remortgaging to clear a DMP for how that route generally works.

What happens to your credit file once a DMP finishes?

The plan itself was never a public record, so there is nothing formal for it to be removed from once it ends, unlike an IVA leaving the Insolvency Register. What remains are the entries each creditor made while the plan was running: arrangement to pay markers, missed or late payments, and any defaults.

Each of those follows its own 6-year rule, usually measured from when it was recorded or from the default date. Some may already have cleared by the time the plan finishes, while others might run for years afterwards.

How does a completed DMP differ from a completed IVA on your file?

A completed DMP compared with a completed IVA
Point to considerCompleted DMPCompleted IVA
Formal end documentNot always. Some providers send a completion letter, others do notA completion certificate from the supervisor
Public registerNever listed, so nothing to be removedRemoved from the Insolvency Register 3 months after ending
What stays on fileIndividual account markers, each with its own dateThe IVA entry itself, plus any linked defaults
When it clearsDepends entirely on the dates of each marker6 years from the IVA’s start date

A general comparison. Ask your DMP provider for written confirmation of completion if you were not sent one automatically.

Does it matter how recently your DMP finished?

Time since completion tends to matter, though there is no fixed rule about how long to wait. Broadly, the picture often looks like this, for illustration only.

Time since a DMP finished and how it may be viewed (illustrative)
Time since completionWhat tends to be true
Under 1 yearChoice may still be narrower, particularly if some markers from the plan are recent
1 to 3 yearsMore lenders may consider you, especially with a clean record since and reasonable equity
3 years or moreOlder markers begin dropping off, and lenders often focus on your recent history instead

For illustration only, based on general lending patterns. Individual markers still follow their own 6-year clocks regardless of when the plan finished.

What if some defaults from your plan have not dropped off yet?

It is common for a default to have been recorded near the start of a DMP, sometimes years before the plan finished. That default still runs for 6 years from its own default date, which could mean it clears the file well before, or sometimes after, the plan itself ends. Check the exact default date on each account rather than assuming they all clear at once.

Paying off the plan in full marks these accounts as settled, but does not shorten the 6-year period. Our page on remortgaging with defaults explains how lenders tend to weigh a satisfied default.

How to check your file after your DMP has ended

Ask your provider for written confirmation that the plan has finished and every creditor has been paid. Then get your statutory credit reports free from all three agencies and check that each account shows as settled or satisfied, with no arrangement to pay marker still showing as active.

Keep your paperwork

Your completion letter and any final settlement confirmations from creditors are worth keeping. An adviser may ask for them when explaining your history to a lender.

What may affect a remortgage after a completed DMP

What may affect a remortgage after a completed DMP
FactorWhy it matters
Time since the plan finishedChoice tends to widen the longer ago it was, alongside a clean record since.
Whether every account was settledFully settled accounts are usually viewed more favourably than any left partially settled.
Dates of remaining markersIndividual defaults or arrangement markers each run 6 years from their own date, not the plan’s finish date.
New credit issues sinceA clean record since the plan ended usually matters more than the plan itself, the longer ago it was.
Mortgage payment historyKeeping your mortgage separate and up to date throughout the plan is strong evidence in your favour.
Loan to valueA lower LTV generally widens your choice of lenders.
Income and affordabilityOnce the DMP payment stops, a lender reassesses what you can afford without it.
Employment typeSelf-employed applicants usually need accounts or tax calculations covering the period since completion.

These are general points, not lender rules. Each lender sets and changes its own criteria.

Information an adviser may ask for

You don’t need all of this to make an enquiry. It helps to know where to find it, because an adviser is likely to ask about most of it.

  • Written confirmation from your provider that the plan has finished
  • A list of the creditors that were included and their current status
  • Credit reports from Experian, Equifax and TransUnion
  • Your mortgage balance, deal end date and payment history
  • Proof of income and a summary of your current outgoings
  • An estimate of your property’s value

Frequently asked questions

Does completing my DMP remove the defaults linked to it?

No. Any defaults recorded on accounts in the plan follow their own 6-year rule from the default date, regardless of when the plan itself finished. Paying it off marks the accounts as settled, but does not remove them early.

How long after finishing my DMP can I remortgage?

There is no fixed waiting period. Some lenders may consider you soon after, particularly with a clean record, while others prefer to see a settled period first. Your options are also shaped by whatever markers still remain on your file.

Will I get a certificate when my DMP finishes, like an IVA has?

Not always automatically. A DMP is informal, so practice varies by provider. Ask yours for written confirmation the plan has ended and every creditor has been paid, and keep it with your other records.

Is a completed DMP viewed the same as never having had one?

Not quite, at least while any linked markers remain on your file. Once those have also cleared, most lenders will simply see your current record. Until then, a completed plan with a clean history since is usually viewed favourably.

Does it matter if my DMP was with a fee-charging provider rather than a free one?

What usually matters to a lender is your payment record and how your accounts were reported, rather than which type of provider you used. If you are unsure whether switching providers would have helped, StepChange offers free advice on this.
